Imperial Chalets: Breckenridge’s Final Slopeside Opportunity Takes Shape

There is a major new luxury development taking shape at the base of Peak 8 in Breckenridge, and it is unlike anything the town has seen in years. Imperial Hotel & Chalets is the centerpiece of the larger Finale master plan and is being developed on what the project describes as Breckenridge’s final developable slopeside land.

Construction Is Underway

As of summer 2026, the Imperial project has moved firmly into the construction phase. Excavation began earlier this year for the approximately 400,000-square-foot development on 4.2 acres, with vertical construction expected to begin this summer. The project will be delivered in phases, with the first portion anticipated in December 2027, another phase in 2028 and full completion currently targeted for winter 2029.

When complete, the Imperial Hotel will include just 36 hotel rooms, along with fractional residences and the limited collection of whole-ownership Imperial Chalets. The hotel has already been selected to become a member of The Leading Hotels of the World, making it only the second Colorado property in that international luxury hotel collection.

Only 13 Imperial Chalets

Perhaps the most interesting part of the project for real estate buyers is its scarcity.

Phase I consists of only 13 whole-ownership Imperial Chalets, ranging from two to five bedrooms and approximately 1,238 to 3,986 square feet. Current pricing starts at approximately $4.19 million, with additional phases planned for release during the pre-opening period.

The residences are being designed for year-round use, with multi-level floor plans, sophisticated alpine interiors and views toward either the slopes or Continental Divide. Architecture is by DTJ Design, with interiors by Colorado-based Styleworks.

More Than 70,000 Square Feet of Amenities

This is where Imperial begins to separate itself from a typical luxury ski condo.

Owners and hotel guests are planned to have access to more than 70,000 square feet of amenities, which the development says will be the largest amenity offering of any community in the Mountain West.

Plans include direct slopeside access with ski valet and private ski storage, indoor and outdoor pools, hot and cold plunges, a full-service spa and recovery grotto, fitness and wellness facilities, private movie theaters, owner lounges and three outdoor glass Sky Domes. Dining plans include an alpine steakhouse, après-ski lounge and gourmet market, while Chalet owners are also expected to receive priority access to private dining and gathering spaces.

Why Imperial Chalets Are Worth Watching

For a buyer considering a luxury Breckenridge property, the appeal isn't simply that these are new residences.

It is the combination of true slopeside real estate, extremely limited inventory, luxury hotel services and amenities that would be difficult to duplicate in a private residence.

There is also an investment component. The developer has stated that all of the Chalets will be located within Breckenridge's Resort Zone and approved for short-term rentals once complete. That could provide owners with considerably more flexibility than properties located in areas where Breckenridge restricts short-term rental licenses. Buyers should verify the applicable licensing requirements and economics for an individual residence before purchasing.

And then there is scarcity. Breckenridge is a mature resort community with very little land remaining directly on the ski mountain. Imperial is being marketed as the last slopeside development of its kind in Breckenridge.

A New Chapter for Peak 8

Imperial Chalets isn't simply another condominium project. It is part of a much larger transformation occurring around Peak 8 through the Finale master plan, which also includes Independence Townhomes, Victory Ridge homesites, single-family residences, workforce housing and infrastructure improvements.

For buyers looking for a legacy mountain property, the Imperial Chalets offer something increasingly difficult to find in Breckenridge: brand-new construction directly on the mountain with ski-in/ski-out access and a full luxury resort experience immediately outside the front door.

With only 13 Chalets planned and construction now underway, Imperial is a development I will be watching closely as it moves toward its first anticipated opening in late 2027.
