JULY 2025 MARKET REPORT

 

We’re right in the heart of Summit County’s peak summer selling season, and the numbers tell an exciting story.

In July, home sales outpaced 2024 by 7%, even as the average sold price dipped 6%.

Year-to-date, as of July 31st, sales volume is 5% higher than last year, with the county’s overall average sold price up 2.6%.

 

Single-family home sales have surged by 16%, with the average sold price rising 3% to $2,503,909.

Condominium transactions climbed 4%, and average prices inched up 1% to $861,121.

Townhome sales slipped by just one transaction, with the average sold price decreasing by 2%.

 

The summer market is moving, whether you’re buying, selling, or simply watching the trends, this is a season

to keep an eye on.

 

 

Overall, Summit County has experienced a 1% decline in the average sold price for one-bedroom condominiums.

Silverthorne leads this drop with an 11% decrease, followed by Frisco at 6% down and Breckenridge at 4% down.

 

A closer look reveals how new construction sales have influenced these numbers.

In Silverthorne, several new construction units closed in both 2024 and 2025.

If these sales were excluded, the average sold price would show only a 3% decrease instead of 11%,

and the number of sales would be unchanged rather than down 7%.

In Keystone, the story is similar, a high volume of new construction closings pushed sales numbers higher.

Without them, the average sold price would remain flat, and sales volume would be up 21% instead of the

headline-grabbing 85% increase.

 

Currently, there are 111 active one-bedroom condos for sale across the county, with 55 under contract.

In 2024, a total of 151 units sold. If market conditions hold steady, we can expect an additional 15 to 20 closings

by the end of this year.

 

 

The chart above offers a breakdown by town, along with a snapshot of Summit County’s overall market performance.

 

In Silverthorne, last year saw a substantial number of new construction condo sales.

If those were excluded, the average sold price this year would be up 24% instead of down 4%, and sales volume would be down 14%

rather than the reported 57% decline.

 

Keystone tells a different story. This year’s spike in sales was fueled by a large number of

new construction closings. Removing those from the equation would shift the numbers significantly, the average sold price

would be down 14% instead of only 2% down, and sales would be up 37% rather than soaring an extraordinary 105%.

 

So far this year, 158 two-bedroom condos have sold, with 87 currently under contract and 233 listed for sale.

In 2024, a total of 333 units were sold in Summit County. This year, sales are tracking 13% lower, and if the pace holds steady,

an additional 43 units are likely to close before year’s end.
